Choosing a place to live can be overwhelming at the best of times, with so many options and so much to consider it is essential to speak to a property manager.
When it comes to securing a lease Km Property will go above and beyond in assisting you each step of the way.
Many first-time renters fear they won’t be approved because they have no rental history, however, that is not always the case. Affordably is the first thing we like to check, as we don’t wish to set you up for any financial hardships.
Steps to prepare for and commence your tenancy

Figure out your affordability

Do your research. Look online or go into a real estate office to see
what properties are available

Contact agent to view a property

Apply for the property you can afford and that is suitable to your
needs

Hand in all necessary forms and supporting documents (100 points of
Identification)

Once approved for the rental, organise either a bond loan or make payment of bond (equivalent to 4x weeks rent) and 2 weeks rent
7
You will be sent a General Tenancy Agreement ( lease) to sign

Once payment is made and the lease is signed, your keys may be ready for collection

Go through all paperwork given to you. Entry Condition Report and possible inventory (for furnished houses)

Mark or tick if you agree with the paperwork, add comments, or collect your own photos to add to the entry condition report. Sign and return paperwork
within 3 Business Days of key collection

You can choose to set up direct debit for rent to automatically come
out (or use centrepay or console pay)

Smoke alarms will be checked each tenancy to insure the property is
safe and compliant with current regulations
During your tenancy

Please remember, water bills may be issued to you throughout tenancy – pay when applicable

If you notice any maintenance, be sure to email and contact our office to arrange for items to get rectified

When routine inspections come around you will be issued a Form 9 Entry Notice

Make sure the property is well looked after, gardens and yards clean and maintained and the property has no damage
Ending a tenancy
1
Give a minimum of 2 weeks written notice (complete Form 13 – Notice of Intention to Leave)

Bond clean the property – return the property to the same state you received it in. You can clean the property yourself or arrange for bond cleaners on your behalf (follow the cleaning checklist if you’re unsure of cleaning requirements)

Carpets are to be steam cleaned – with receipts provided for proof
4
A flea treatment is to be arranged if pets have been residing at the property
5
Pay any outstanding invoices or rent owing until vacate date

Hand keys back

If you need to go back and attend to any missed items you will be contacted
9
Once property is satisfactory, bond will be released to you
